Steps to Selling
Prepare to Sell
The first step starts with a meeting. We’ll discuss your current situation, motivation for selling, timeframe, and the property information.
We’ll go over the entire home selling process with you. We will schedule a time for photos, and discuss staging and curb appeal. We will get your property listing into the MLS system and lots of other details to get your home seen by the right buyer.

Pricing Strategy
No two homes are identical, which is why choosing a sale price or offer price for a home can be challenging. That's where the comparative market analysis, or CMA is essential to pricing your property right. The real estate market fluctuates and it is our job to monitor these changes and keep you informed. We will be looking out for the seller's best interests.

Negotiate Offer
When offers come in, we vet and analyze them with you and help you make the best decision for you and/or your family. Lastly, we are skilled negotiators and educators. Our goal is to make sure the entire transaction and escrow process is communicated effectively to all parties. More importantly, we want to make sure you always know what happens next before you have to worry, question or even ask. But we love your questions so ask away! Our goal is to exceed your expectations and empower you to feel confident and secure throughout your selling experience.

Contingency Period
There are many details involved in taking a signed contract through to closing. We pay close attention to detail and coordinate all activities to meet all deadlines and move through the closing smoothly. Major milestones are the title and recorded documents, Inspections, survey, appraisal reports, repair negotiations and completion of corrective actions. We monitor the process to ensure that there are no delays.
Contingency Period
Close
The closing is when property ownership is officialy and legally transferred from seller to buyer. Both parties review and sign the note and deed as well as forms for the title. Without a doubt, selling a home can be one of life’s most stressful experiences. Colorado Front Porch Realty Group is here to help make the process as smooth as possible (and yes, even fun!) for our clients. We always strive to help clients get the best possible price for their homes in the shortest amount of time possible.

Pricing & Timing
Pricing your property for sale is as much art as science, Fair market value is what a willing buyer and willing seller agree by contract is a fair price. Values can be impacted by many factors but the two biggest are location and condition. Fair market can be estimated by comparing other similar properties that have recently sold. Fair market value attracts buyers. Most buyers shop by price range and look for the best value in that range. We will use tools and processes to run comparables and advise you on pricing your property. The best chance for selling is the first two weeks on the market.
Competetive Market Analysis
The CMA is a side-by-side comparison of homes for sale and homes that have recently sold in the same neighborhood and price range. The information within the analysis is sorted by type of home, number of bedrooms number of baths, lot size, conditions, and features. The analysis report helps to estimate fair list price and is based on what other buyers and sellers have determined through recent sales in the area.

The CMA is a snapshot of the market based on the most recent data available and our professional experience of the real estate market. Considering many factors, we will provide insights and advice along with a detailed CMA when determining a selling price.
